The Honest Guide to Buying New Construction in DFW

Incentives, warranties, and the questions builders never volunteer.

New construction is the majority of the DFW market north of 380, and it's where most buyers make expensive mistakes — usually by walking into the model home alone.

Builders train their on-site sales reps to represent the builder, not you. That's not a scandal, it's just the arrangement. The fix is bringing your own representation on the very first visit.

Where the money actually is

Builder incentives rarely come off the sticker price. They come through the preferred lender as rate buydowns, closing cost credits, and design center dollars. Right now, a strong buyer can negotiate 3–6% of value in those categories on standing inventory.

Standing inventory (a spec home that's finished or nearly finished) is where you have leverage. A dirt-start build gives the builder every reason to hold firm.
